DSCR for Real Estate Investors
Learn how debt service coverage ratio connects property income to lender underwriting and cash-flow resilience.
Debt service coverage ratio compares net operating income with scheduled debt service. It helps investors and lenders discuss whether a property produces enough operating income to cover its loan obligations.
Do not hide weak assumptions
A strong DSCR can be manufactured by overstating rent, understating repairs, or excluding reserves. Keep the operating model transparent and test the ratio under lower rent, higher vacancy, and higher insurance scenarios.
Review lender definitions
Lenders may use different income, expense, and debt-service definitions. Compare the result with the lender’s term sheet before relying on it.
