Short-term rental revenue is not a simple rent multiplier. ADR, occupancy, seasonality, platform fees, cleaning, management, furnishing, utilities, taxes, insurance, and local restrictions all matter.

State-level information is not enough to determine whether a property can operate as a short-term rental. Confirm city, county, zoning, permit, HOA, and tax requirements for the address.
Compare the downside
Run a long-term rental case and a lower-occupancy short-term case. The best strategy is the one that remains understandable when optimistic assumptions are removed.
